What does your home warranty cover?
Every home warranty company offers slightly different coverage, but most will be similar to the following list:
- Electrical- Plugs, panels, switches, breakers, junction boxes, conduit exhaust fans.
- Plumbing- Leaks or breaks of water lines, drains, gas vents, shower or tub values, gate valves, toilet tanks, bowls and mechanisms.
- Hot Water Heater- Standard gas or electric, all components and parts, including recirculating pump.
- Range/Oven/Cooktops- All components and parts.
- Garbage Disposal- All components and parts.
- Dishwasher- All components and parts.
- Microwave- All components and parts.
- Trash Compactor- All components and parts.
- Air Conditioning- Roof or ground mounted a/c units including heat pumps, condensing units, condenser fan, fuses, disconnect boxes and wiring, thermostats, valves, liquid line and suction line dryers, compressors, blower fan motor, breakers, air handlers, leaks in freon lines and coils.
- Heating- Gas and electric furnaces, heat pumps, burners, heating elements, valves, switches, wiring, motors and combustion chambers.
- Evaporative Cooler- (Must be connected to existing ductwork) Motor, float,assembly, pulleys, pumps, belts and water distribution system.
- Ceiling Fans- (May require an upgraded warranty package) All parts and components.
- Garage Door Openers-(May require an upgraded warranty package) Motor, Switches, receiver unit, track assembly.
- Pool and Attached Spa- (May require an upgraded warranty package) Filters, timers, seals, gaskets, pumps, motors, above ground electrical, gate valves, abs valves, air relief valves, filter pressure gauge, impellers, switches and above ground plumbing.
- Detached Spa- (May require an upgraded warranty package) Filters, timers, seals, gaskets, pumps, motors, above ground electrical, gate valves, abs valves, impellers, switches and above ground plumbing.
- Washer/Dryer- (May require an upgraded warranty package) Repair of all parts and components.
- Refrigerator- (May require an upgraded warranty package) Repair of all parts and components.
In order to be covered by the warranty, these items must be in working order at close of escrow. Pre-existing conditions are not covered.
